Our Methodology

Considered Before It Is Convenient

Every programme at Mahkota begins with the same internal process: a direct assessment of available residences, verification of ownership, and a careful reading of whether what is available matches what you have described. Only after this preparation do we move to viewings.

This approach takes a little longer than sending a client to view ten unsuitable properties in an afternoon. We consider that a worthwhile trade. Clients who work with us typically view fewer residences and proceed to signing with more confidence than those who navigate the search independently.

Our three programmes reflect three distinct levels of involvement. A client who knows Bangsar South well and simply wants a reliable partner for the search may need only the Residence Search service. A client relocating internationally with a busy schedule and specific requirements may be better served by the Signature Programme. We are direct about which we think applies.

A coordination service covering owner verification, lease drafting and clause-by-clause review, deposit handling, inventory documentation, and the initial walkthrough on move-in day. Throughout the term we act as a calm single point of contact between resident and owner.

Malaysian tenancy law places significant documentation responsibilities on both parties. Our coordination service ensures that deposit conditions are recorded precisely, inventory is photographed and signed off, and the lease reflects the actual agreement reached — not a standard template that may not fit the specific arrangement.
